HVAC Preventative Maintenance Agreement
HVAC Preventative Maintenance Agreements are a great way to make sure that your heating and cooling equipment continues to function as they are supposed to. As a homeowner, how do you know that your heating and cooling equipment is operating correctly and efficiently? Without the experience to identify certain problems you really can't be expected to know this. Of course, if the temperature inside your home is too hot, or too cold, or the air conditioner or furnace starts making an unusual noise, you would know something is wrong. But what if the voltage or amperage draw is too low or too high on one of the motors? Or some other major HVAC part is malfunctioning? Or your air conditioner is running low on refrigerant (Freon)? Or worst yet, how do you know if your furnace is leaking carbon monoxide into your home? That is where our Safety and Efficiency Maintenance Agreement come in.
When you have a Safety and Efficiency Maintenance Agreement on your heating and cooling equipment, Kozy Services will come out and check your air conditioner and furnace twice a year. With the Safety and Efficiency Maintenance Agreement you will receive two precision tune-ups, one in the spring and one in the winter.
Listed below are just a few of the great benefits that come with a Safety and Efficiency Maintenance Agreement:
- Heating and cooling equipment will operate at a higher efficiency due to being tuned up and cleaned regularly
- HVAC equipment will last longer because of being properly and professionally cared for twice a year
- Safety factor is increased - a properly operating hvac unit is much safer to operate in your home
- Any customer with a Safety and Efficiency Maintenance Agreement on heating and cooling equipment will automatically get a discount of 15% off any hvac repair services that are required throughout the year and 10% off any hvac equipment purchases. These discounts apply to both parts and labor.
- Safety and Efficiency Maintenance Agreement customers will receive "priority service" status in the event of any hvac equipment failures
- If you sell your home, your Safety and Efficiency Maintenance Agreement is fully transferable to the new homeowner
Occasionally a customer will ask "Why do I need a Safety and Efficiency Maintenance Agreement, since the air conditioner and furnace is still covered under the manufacture warranty?"
Practically speaking, the numerous benefits listed above should be enough incentive for a homeowner to purchase a Safety and Efficiency Maintenance Agreement for their new or existing heating and cooling equipment. However, there is another important factor to keep in mind: most HVAC equipment manufacturers require you to keep a maintenance history on the unit in order for the warranty to be valid. If you don't have that hvac maintenance history the warranty can be voided for failure to properly maintain the heating and cooling equipment. The same is true in most cases when you purchase a home warranty - your Home Warranty Company will usually require you to keep maintenance records on all heating and air conditioning equipment (check with your home warranty company and hvac equipment manufacture for specifics).
Here are just a few of the services included in our Safety and Efficiency Maintenance Agreement:
- We will inspect and clean condensate drains, blower components, condenser coil (and the inside cooling coil if accessible)
- All moving parts will be lubricated (where applicable)
- Electrical connections will be inspected and tightened as needed
- We will monitor voltage and amperage draw on all motors as well as air conditioner and heating cycles
- Furnace gas pressure and pilot operation will be adjusted as necessary
- We will check the furnace flue draft for safety as well as all safety controls
- We will make sure the thermostat is operating correctly
- Furnace heat exchanger will be inspected for cracks, and the heat exchanger and gas burners will be vacuumed and adjusted as necessary
A specific list of our preventative maintenance procedures is available, and of course will be listed on your Safety and Efficiency Maintenance Agreement. As you can see each hvac component is checked, cleaned and adjusted to insure maximum efficiency and operating capacity.
